Commercial cleaning in Round Rock

Round Rock commercial cleaning is suburban work: single-story office parks, retail centers, medical suites and flex space off I-35, cleaned after close on a nightly or few-nights-a-week route. There is no badge desk or freight elevator here — access is a key, a code and a tenant contact, and the schedule is built around that.
People assume a suburban commercial account is the same job further out. It is not, and the difference is almost entirely about access. Round Rock's commercial stock is low-rise: single-story and two-story office parks, strip and power centers, medical and dental suites, and flex space that is half warehouse and half office. Most of it has surface parking, exterior corridors and doors the tenant controls.
That sounds like a small detail. In practice it is most of the overhead that makes downtown work expensive. A crew working a tower spends real time getting in, getting equipment up, and working inside someone else's building rules. In an office park off La Frontera the crew parks at the door and starts.
| Downtown Austin tower | Round Rock office park | |
|---|---|---|
| Getting in | Badge system, security desk, a name on a list | A key or a lock box, and a code |
| Moving equipment | Freight elevator booked in a window, loading dock time | Park at the door |
| Paperwork before day one | Certificate of insurance filed with building management, vendor onboarding | A certificate of insurance sent to the tenant |
| Who else is in the building | Other vendors, other tenants, sometimes a live shift | Usually nobody |
| When the work can happen | Whenever the building releases the elevator | Whenever you close |
| Who locks up | Building security | The cleaning crew, which has to be written down |
So a Round Rock building can usually be covered properly on a shorter schedule than the same square footage downtown, because you are not paying for an hour of access friction every visit. That is the line item nobody itemizes when the two quotes get compared. Downtown is scoped separately on our downtown Austin commercial cleaning page.
Bailey & Bear is an Austin company. Round Rock sits about twenty miles north up I-35, and our crews drive it. That is worth saying plainly before you sign anything, because it shapes the scope in three ways that a vendor pitching you will usually leave out.
Suburban accounts get scoped as fewer, fuller visits. Splitting a building into five short nightly touches means five drives. Three fuller visits usually leaves the space in better condition for the same money, because more of the hour is spent cleaning. Where the frequency question actually gets decided is on the cleaning frequency page.
The start time moves earlier. Downtown work is often pushed to the small hours because that is when the building lets you in. Out here nobody needs the lobby back at 5am, the building is empty by seven or eight, and a ten o'clock start finishes the job and gets the crew home. Later is not better; it is just later.
An emergency callback is not the same promise. If a pipe lets go at 9pm in a downtown building we are close. In Round Rock we are a drive away, and we would rather tell you that now than have you find out during the incident. We schedule the work reliably; we do not sell a twenty-minute response time we cannot keep.

Strip and power-center tenants cleaning close-to-open so the floor is right when doors open. Storefront glass and fitting rooms are their own discipline — see retail and store cleaning.
Waiting rooms, restrooms, hallways and the administrative side of a practice, on a nightly or alternate-night schedule. The regulated side is not ours — see the limits below.
Office fronts with a working shop or warehouse behind them. The office half is janitorial; the slab, dock apron and dumpster pad are exterior surface work on their own cycle.
The general anatomy of a cleaning contract — tasks, frequency, consumables, missed-visit path — is set out on our janitorial services page. What is specific here is that there is usually nobody in the building when the crew arrives. Four things have to be settled before the first visit, not discovered at 10pm on a Tuesday.
Each one is cheap to agree in advance and expensive to sort out the first time it goes wrong. A vendor who does not raise them has not thought about working in an empty building at night.
Routine office, retail and flex work in Round Rock sits inside the $130 to $350 per visit band we publish for commercial cleaning, quoted per building after a walkthrough. Round Rock is not priced as a separate market and there is no suburban surcharge line on our quotes; the drive is handled by how the schedule is built, which is the section above.
What moves the number is frequency, restroom count, floor type and how much of the space is occupied daily. The arithmetic — per visit to per month, and how to compare two bids that look the same — is on the commercial cleaning cost page.
Two things sit outside that band, and we say so rather than stretching it. Post-construction cleanup is priced per square foot, because dust load and not visit length is the driver. High-mess after-hours bar and restaurant work is quoted per venue after we see the room — that band does not cover it.
Published up front, because finding out mid-contract is worse for both of us.

Yes. Round Rock is inside our service area. We run recurring janitorial and office cleaning, day porter coverage and post-construction cleanup for offices, retail centers, medical and dental suites and flex space along the I-35 and La Frontera corridor.
No. Bailey & Bear is an Austin company and the crews drive up. Worth knowing before you sign: it is the honest reason a Round Rock scope is built around fewer, fuller visits, and why a same-night emergency callback here is not the promise we can make inside the loop.
Usually after close rather than overnight. Suburban buildings empty out by seven or eight, there is no security desk holding a door, and nobody needs the lobby back at 5am. A ten o'clock start finishes the building and gets the crew home, which is a better use of the same hours than a 2am route with a forty-minute drive on each end.

The office, yes — waiting rooms, restrooms, hallways, break rooms, floors, glass and the administrative side of a practice. Not the regulated part. We do not handle regulated medical waste, sharps, or terminal cleaning of procedure and operatory rooms. Those belong to vendors licensed for them, and any cleaner who tells you otherwise is worth a second question.
That is most of them out here, and it is the thing the scope has to answer in writing before the first visit: who holds the key, what the alarm code is, who is on the call list when a panel trips at 11pm, and who is responsible for the building being locked and armed when the crew leaves.
Yes — post-construction cleanup is a distinct job from recurring janitorial, priced per square foot rather than per visit, because fine drywall dust does not come out in one pass. It is common for a tenant here to need the build-out clean first and the recurring contract to start the week after.
Access, mostly. Downtown means badge systems, booked freight elevator windows and a loading dock. In a Round Rock office park the crew parks at the door. That removes real overhead from every visit, which is why the same scope can run on a shorter schedule.
Yes, but it is a different service line with its own equipment and its own quote. Surface cleaning of walkways, entries and dumpster pads is pressure washing, not janitorial, and it goes on a quarterly or semi-annual cycle rather than into the nightly scope.
Kitchen hood, duct and exhaust interiors, which are a certified NFPA 96 trade we refer out. Regulated medical or biohazard waste. Grease trap pumping. Height-access exterior window work above ladder height. And we will not sell you a guaranteed health or landlord inspection score, because no cleaning company controls the inspection.
