What is medical office cleaning in Austin?
Medical office cleaning, as Bailey & Bear provides it, is recurring after-hours cleaning of the office side of a practice: waiting rooms, reception areas, administrative offices, break rooms, restrooms, floors, glass, trash and high-touch common surfaces. Bailey & Bear does not handle regulated medical waste, sharps, biohazard decontamination, or regulated procedure-room cleaning.
The office side of a practice, on a written scope
Patients judge a practice before they meet anyone clinical. They see the entry glass, the waiting room chairs, the front desk, the restroom and the floor. That is the part of the building we clean, and we clean it after hours so it is ready when the doors open.
The work is listed task by task in a written scope of work, with a frequency for each task. Nothing is left as "general cleaning":
- Waiting rooms — seating, side tables, entry glass, floors
- Reception areas — counters, check-in surfaces, partitions, floors
- Administrative offices — desks as agreed, trash, floors
- Break rooms — counters, sinks, appliance exteriors, tables
- Restrooms — fixtures, mirrors, floors, restocking
- Floors — vacuuming and mopping on the agreed schedule
- Glass — entry doors, interior glass and partitions
- Trash — general office trash and liner changes
- High-touch common surfaces — door handles, light switches, railings, shared counters
Trash means general office trash. It never includes anything that belongs in a sharps container or a regulated medical waste bin. Those stay with your clinical team and your licensed hauler.
What we do not handle
Bailey & Bear does not handle regulated medical waste, sharps, biohazard decontamination, or regulated procedure-room cleaning. Those jobs belong to licensed specialists and your own clinical protocols. We will not quote them, and our written scope says so.
Not: regulated medical waste
Red-bag and other regulated medical waste stays with your licensed medical-waste hauler. Our crew does not collect, move, or dispose of it.
Not: sharps
Sharps containers are not touched, emptied or moved by our crew. If a sharp turns up outside a container, the crew leaves it alone and reports it to your contact.
Not: biohazard decontamination
Blood, bodily fluid and other biohazard cleanup needs a biohazard remediation specialist. It is not part of a recurring cleaning route.
Not: regulated procedure rooms
Procedure-room cleaning under clinical protocols stays with your clinical staff or a specialist. At the walkthrough those rooms are marked out of scope.
Being clear about this protects you as much as us. A vendor willing to "handle everything" in a medical building is either qualified for regulated work or is not telling you the truth. We would rather put the limit in writing.
How an after-hours practice route runs
The route starts after your last patient and your staff have left. The crew goes in a fixed order so nothing gets cleaned twice: trash and liners first, then restrooms and restocking, then high-touch surfaces and glass, then floors last so nobody walks back across them.
Access gets settled at the walkthrough, not at 9pm on the first night: keys or codes, the alarm sequence, which doors stay locked, and who to call if something is wrong. Rooms, cabinets and areas you mark off-limits stay off-limits, and the written scope lists them. If the crew finds something they cannot fix, such as a leaking fixture, a broken dispenser or a door that will not latch, it comes back to you as a note.
How many nights a week a practice needs
Match the schedule to your patient days. A Monday-to-Friday practice is usually well covered at three to five nights. Restrooms and the waiting room fail first between visits, so busy practices tend toward five. If you see patients on Saturday, cover Saturday. A weekend of traffic left until Monday night is the gap patients notice.
If the front of the building needs attention while it is open, such as a shared lobby or a high-traffic restroom in a multi-tenant medical building, a day porter can cover the daytime. It is scoped and priced separately from the night route.
What medical office cleaning costs in Austin
Commercial cleaning visits are published at $130 to $350 depending on the size and condition of the space. A recurring route is that rate bought on a schedule, so the number for your budget is monthly: the visit rate times the visits your schedule buys. A month is about 4.3 weeks, not 4.
Every scope is quoted in writing before work starts, at a flat recurring rate. For the full arithmetic, see how much janitorial service costs in Austin and how much office cleaning costs in Austin.

Frequently asked questions
What does your medical office cleaning cover?
Office-side areas only: waiting rooms, reception areas, administrative offices, break rooms, restrooms, floors, glass, trash, and high-touch common surfaces. Every task and its frequency is listed in a written scope before the first visit.
What does Bailey & Bear not handle in a medical office?
Bailey & Bear does not handle regulated medical waste, sharps, biohazard decontamination, or regulated procedure-room cleaning. Those need a licensed medical-waste hauler, a biohazard remediation specialist, or your own clinical staff and protocols. We will not quote them, and our written scope says so.
Do you clean exam rooms or procedure rooms?
Regulated procedure-room cleaning is outside our scope. Clinical rooms are handled by your clinical team or a specialist under your own protocols. At the walkthrough we mark every room as in scope or out of scope, so the crew knows exactly where the work stops.
Do you clean after hours?
Yes. Routes run after the practice closes, so waiting rooms, reception and restrooms are reset before the first patient arrives and nobody is working around a vacuum during appointments. We follow your access and alarm procedure and your after-hours contact.
How many nights a week does a practice need?
Match it to the days you see patients. A Monday-to-Friday practice is usually covered at three to five nights. Practices with Saturday hours usually add a visit for that day, because a busy Saturday waiting room is still dirty on Monday morning.
How is medical office cleaning priced?
It is priced by square footage, frequency and scope, as a flat recurring rate. Published commercial cleaning visits run $130 to $350 depending on the space. Your monthly figure is that rate times the visits your schedule buys. The quote is in writing before any work starts.
Do you work with dental practices and professional suites?
Yes. The same office-side scope fits dental practices, clinics, doctor offices and shared professional suites. The same boundary applies to all of them: no sharps, no regulated medical waste, no biohazard work, and no regulated procedure rooms.
How do we get started?
Request a walkthrough. We look at the space with you, agree which rooms and areas are in scope, confirm access and schedule, and send back a written quote with the scope attached.
